Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape and NPPO Section review comments have been addressed. SITE LANDSCAPE/NPPO SECTION COMMENTS: 1. Upon review of aerial imagery of the site there are existing trees being removed due to the implementation of the new trash enclosures. Replace the trees at a 1:1 ratio at a 15 gal. size somewhere else on site for heat island effect purposes. It appears that there are a variety of locations that these trees could be planted. Show the location of the new trees and the location of the irrigation tie into the existing system for tree drip irrigation. 2. If it is discovered that the existing trees are protected natives, then provide a NPPO inventory and mitigation plan. If they are not natives, then a NPPO Waiver will be appropriate with your next submittal. All activities related to the Native Plant Preservation Ordinance must be conducted by a plant professional. See UDC 7.7.4.D. Professional Expertise: Preparation of all elements of the Native Plant Preservation Plan and on-site monitoring as required under Section 7.7.5.C.5, On- Site Monitoring, must be performed by a plant professional, such as: 1. An arborist certified by the International Society of Arboriculture; 2. A landscape architect; or, 3. A horticulturist, biologist, or botanist with a minimum B.A. or B.S. in an appropriate arid environment natural resource field. 3. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 26, 2026. 2-06.3.0 FORMAT REQUIREMENTS 1. COMMENT: 2-06.3.2 – All mapped data shall be drawn at an engineering scale having no more than 50 feet to the inch. 2-06.4.0 CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0325-00090, adjacent to the title block on all sheets. 3. COMMENT: 2-06.4.4.C – Label the section corners on the location map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 4. COMMENT: 2-06.4.7.A.1 – Revise Site Date Note 2 and General Note 1 to include the zoning for the entire Park Place Mall. 5. COMMENT: 2-06.4.7.A.4 – Revise General Note 4 to include all uses within Park Place Mall. 2-06.4.7.A.8 - For development package documents provide: 6. COMMENT: 2-06.4.7.A.8.a – Provide the floor areas for all structures on site. 7. COMMENT: 2-06.4.7.A.8.d - When the proposed site is part of a larger site, the calculations encompass the entire site, whether existing or proposed. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 8. COMMENT: 2-06.4.9.H.5.a – Based on discussions with the Zoning Administrator, Elisa Hamblin, provide a vehicle parking space calculation that includes a break down of all uses as classified in the UDC and the square footage for the entire mall. This calculation shall clearly show the percentage of uses that require a parking formula of one space per 100 square feet of gross floor area or a more intense formula and that the percentage does not exceed the allowed 50%, UDC Article 11.3.9.C.3. 9. COMMENT: 2-06.4.9.H.5.a – As you are eliminating accessible vehicle parking spaces provide an accessible parking space calculation the includes the number required and provided for standard and van accessible space for the entire mall. 10. COMMENT: 2-06.4.9.H.5.d – Remove the reference to “CLASS II” from detail 1 sheet 2 as Class II bicycle parking has not been applicable for several years. 11. COMMENT: 2-06.4.9.H.5.d – Clearly demonstrate that the requirements of UDC Article 7.4.9.B.1.e are met for the short-term bicycle parking. 12. COMMENT: 2-06.4.9.H.5.d – As you state “2 LONG TERM ADDED” provide a detail that clearly demonstrates that the requirements of UDC Article 7.4.9.S are met. 13. COMMENT: 2-06.4.9.H.5.d – The short- & long-term bicycle parking shall include the number required and provided. 14. COMMENT: 2-06.4.9.Q – The “MAX HEIGHT = 80’” listed under Site Date Note 10 is not correct. Review UDC Table 6.3-4.A and provide the correct height. 15. COMMENT: 2-06.4.9.R – Provide sidewalk width dimensions for the sidewalk around the outside of the proposed patio.
