04/25/2025 Site Engineering Standard REQUIRES RESUBMIT 1. Provide a detail for the proposed trash enclosure that shows compliance with TSM section 8-01.
2. Explain on the plans how the proposed weekly waste generated will be stored onsite (number and size of trash bins proposed).
3. Include in the waste stream calculations the calculation for city code section 15-10.1.E - each dwelling unit must have a minimum of forty-five (45) gallons of refuse container capacity available for use during the period between scheduled collection services. The larger volume produced will dictate the required capacity for the site.
4. Show a pedestrian circulation path to the new trash enclosure.

This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. See PRE-APPLICATION comments for additional information on site landscape requirments: (TP-PRE-0325-00057).

2. Provide a NPPO waiver for the project for our records and for yours. If a copy of the exception is needed, please reach out to my contact information listed below and I will provide the waiver.

3. Provide a landscape plan and applicable details. Show updated landscape borders, additional shade trees to meet the intent of the parking lot shade tree requirement.

4. Provide an irrigation plan and details for the new parking lot trees and updated landscape borders.

5. All new/replaced paving areas shall to the greatest extent possible be graded towards landscape planting areas for rainwater harvesting purposes. Depress all new landscape planting areas 6-9 inches for rainwater harvesting.

6. Coordinate the Landscape Planting Plan, Rainwater Harvesting Plan and the Civil Grading Plans to have identical basin size, grades, spot elevations and curb cut locations.

7. DTM review is required for all planting and irrigation in the ROW prior to the approval of the development package. Reach out to David Marhefka (david.marhefka@tucsonaz.gov) if necessary for this project.

8. Provide the development package case number, TD-DEV-0325-00073, adjacent to the title block on all sheets. 2-06.4.3

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 20, 2026.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – As the development package is designed to allow for concurrent review of any site related reviews not building code remove all references to the building code from the DP plans.

2-06.3.0 FORMAT REQUIREMENTS

2. COMMENT: 2-06.3.9 - The plan drawing shall be oriented with north toward the top of the sheet. If it is not practical to orient north to the top of the sheet, the plan drawing shall be oriented with north to the left side of the sheet.

2-06.4.0 CONTENT REQUIREMENTS

3. COMMENT: 2-06.4.1 – Provide the phone number, email address for the owner listed on the plan.

2-06.4.7 - General Notes

2-06.4.8 - Existing Site Conditions
The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided.

7. COMMENT: 2-06.4.8.C – Provide the following information for Grant Rd., right-of-way width, and dimensioned width of paving, curbs, curb cuts, and sidewalks.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

8. COMMENT: 2-06.4.9.A – As this site is made up of two (2) parcels, 115-16-019U & 115-16-019S. a lot combination is required. Provide a copy of the approved Pima Assessor’s Consolidation Request Form, found at: https://www.asr.pima.gov/forms/misc, with the next submittal.

9. COMMENT: 2-06.4.9.H.5.a – Clearly demonstrate that the requirements of UDC Article 7.4.6.D.2.b are met for the vehicle parking spaces located adjacent to the proposed waste enclosure.

10. COMMENT: 2-06.4.9.H.5.a - The vehicle parking calculation shall include the required and provided number of van accessible vehicle parking spaces.

11. COMMENT: 2-06.4.9.Q – Provide the height of all buildings within the footprint.
