The City of Tucson recommends compliance with detention regulations outlined in Chapter 3 of the DSSDR in order to reduce the impact of runoff from the site in neighboring properties. 2. First flush retention compliant with Chapter 2 of the DSSDR is recommended to treat potential pollutants during rain events. 3. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. COMMENTS: 1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval. 2. The report will also photo document the parcel to show the lack of existing protected native plants. 4. Can all the larger planting areas be depressed 8-inches for rainwater harvesting? If the landscape areas can be depressed, call them out on the landscape plans and add a schematic depressed landscape area detail for contractor construction. 5. Clearly label items that should reference the civil plans for coordination between plans, example: riprap drainage structures in the landscape area on sheet 50 of 64. 6. The outside surface parking area has the required number of trees. The tree count includes the perimeter shade trees within the 40 feet of parking stalls. Are there opportunities to add planter islands in a few locations among the large central parking area for shade? 7. Add parking lot tree calculations to the landscape cover sheet. 8. Is a street landscape border needed along N Fairview Av, or was that landscape border a part of another permit. If it is required, please provide the plants for a street landscape border and a calculation table that shows required and provided plant material. 9. The 8’x8’ concrete pad outline is missing on sheet 52 and 61 of 64. 10. Please label irrigation meter as “irrigation only”. A resubmittal from a zoning perspective is not required. All comments are suggestions, and not subject to city of Tucson standards. 1. While there is no use for a casino within the Unified Development Code, the most likely use is Commercial-Recreation with adherence to the following use-specific standards: 4.9.13.Q 2. The DP number for this submittal is TD-DEV-0324-00098 3. 2-06.4.9.H.5.d - Show bicycle parking facilities fully dimensioned. For specifics, refer to Section 7.4.9, Bicycle Parking Design Criteria, of the UDC. Provide, as a note, calculations for short- and long-term bicycle spaces required and provided. 4. 2-06.4.9.R - Show on-site pedestrian circulation and refuge utilizing location and the design criteria in Section 7-01.0.0, Pedestrian Access, of the Technical Standards Manual. 7-01.4.1.B B. “A sidewalk is required adjacent and parallel to any access lane or PAAL on the side where buildings are located (See Figure 1)” There does not appear to be a sidewalk on sheet 15 northwest of the casino. 5. 2-06.4.9.W - Indicate the locations and types of proposed signs (wall, free-standing, pedestal) to assure there are no conflicts with other requirements and that minimal locational requirements can be met.
