No additional site or building work to be done. / 6500 S 12th Ave, Tucson, AZ 85756, Received June 12, 2024 To whom this may concern, Thank you for the opportunity to comment on TD-DEV-0324-00093, the development plan for removing existing wheel stops and installing parking bollards at 6500 S 12th Ave. This development is located in the N.E. quarter of the N.E. quarter of Section 14, Township 15S, Range 13E, of the Gila and Salt River Meridian. The development site occupies parcel number 138-04-1810, covers approximately 0.44 ± acres, and is zoned as Commercial Zone 1 (C-1). The nearest major roadway intersection is South 12th Avenue and West Valencia Road, approximately 50 feet to the northeast of the subject development. This site does lie within the Tucson International Airport avigation easement requirements and public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace. The Tucson Airport Authority approves the proposed project and is not requiring a resubmittal. COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Checklist for Minor Changes to Commercial/Industrial Sites. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is June 10, 2025. FORMAT REQUIREMENTS 2. COMMENT: All mapped data shall be drawn at an engineering scale having no more than 50 feet to the inch. 6. COMMENT: A small, project-location map shall be provided in the upper right corner of the cover sheet. This map shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and the section, township, and range, north arrow, and the scale will be labeled. Show the subject property approximately centered within the one square mile area. Identify major streets within the square mile area and all streets that abut the subject CONTENT REQUIREMENTS 1. COMMENT: Provide mailing and email addresses, and phone number of the primary property owner of the site. 2. COMMENT: Provide the development package case number, TD-DEV-0324-00093, adjacent to the title block on all sheets. GENERAL NOTES The following general notes are required. Additional notes specific to each plan are required where applicable. 1. COMMENT: The zoning “C-1” listed under “SITE INFORMATION” is not correct and should be C-2 3. COMMENT: Identify the existing and proposed use of the property as classified per the UDC. List all UDC sections applicable to the proposed uses. EXISTING SITE CONDITIONS: 3. COMMENT: The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the right-of-way width, dimensioned width of paving, curbs, curb cuts, and sidewalks. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 1. All existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) shall be indicated on the drawing with zoning boundaries clearly defined. 2. COMMENT: Show the gas pump islands on the plan and provide an access lane width dimension from the proposed bollards to the gas pump islands. 7. Provide the square footage and the height of each commercial, industrial, or business structure and the specific use proposed within the footprint of the building(s). ADDITIONAL COMMENTS: 1.
