If grade at transformer or over the underground primary line cannot be maintained, relocation will be required at developer’s expense. Enclosed is a copy of a TEP facilities map showing the approximate location of the existing facilities. Any relocation costs will be billable to the customer. To apply for electric service, please call the New Construction department at (520) 918- 8300. Please submit a final set of plans including approved site, electric load, paving off-site improvements and irrigation plans. If available, include a PDF version of the plans. SITE LANDSCAPE/NPPO COMMENTS:

1. The NPPO Waiver was not included with this most current submittal. Please provide the waiver with the resubmittal.

2. Add a bold general note to the CRWHP that refers to the civil grading plan for all drainage and basin construction including slopes, spot elevation, contouring, curb cuts, downspouts, splash pads, etc. As a standard practice, a few spot elevations on the CRWHP at bottom of basin and basin curb cut inlets and outlets that match the civil grading plan for coordination between the plans should be included on the plan.

3. Some landscape contractors have been overlooking the intent of the tree and shrub locations within the WHIA basins. I have been recommending the addition of a rainwater harvesting basin schematic detail to the CRWHP for redundant clarity. Not required.

4. Can a detail be added that shows a multi-trunk tree (Palo Verde and Mesquite) with no stakes and a note to remove the nursery stake? There have been several instances out on project sites that the staking for multi-trunk trees are being staked in a way that is detrimental to the tree’s establishment and overall health.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 24, 2025.

2-06.4.7 - General Notes
The following general notes are required. Additional notes specific to each plan are required where applicable.

2-06.4.7.A - Zoning and Land Use Notes

1. This comment was not fully addressed. The rezoning case number was not provided on sheets 10 – 13. COMMENT: 2-06.4.7.A.3 – Provide rezoning case number C9-12-07 adjacent to the title block on all sheets.

2. COMMENT: 2-06.4.7.A.3 – List all rezoning conditions on the DP.

3. Until Entitlements review is approved Zoning cannot approve this DP. COMMENT: 2-06.4.7.A.3 – As the proposed diesel fueling stations are not shown on the Preliminary Development Plan, dated 9/12/12, a change of PDP may be required. Provide approved written documentation from the Entitlements Section that either a revised PDP is not required or that a revised PDP has been submitted and accepted. 2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes.

4. This comment was not addressed correctly. Show the allowed 2’ overhang line on the plan and provide the perimeter yard setbacks dimension from the allowed 2’ overhang. COMMENT: 2-06.4.9.O – Provide perimeter yard setback dimensions from the proposed canopy to the south & west property lines. Per UDC Article 6.4.5.B.2 A vertical structural member(s) (i.e., post, column, dormer wall) supporting a roof extension from the principal structure is considered a wall for applying perimeter yard requirements. Clearly show the columns supporting the proposed canopy on the plan. Per UDC Article 6.4.5.D.b a roof overhang may extend two feet into the perimeter yard. If the columns supporting the canopy are more than 2’ from the edge of canopy the setback will be measured 2’ from the edge of canopy.

5. Unit the TSMR is approved by all review agencies Zoning cannot approve this plan. COMMENT: 2-06.4.9.R – Clearly show the required sidewalk from the existing building out to the sidewalk located within the Valencia Rd. right-of-way, TSM Section 7-01.4.1.A.

6. COMMENT: 2-06.4.9.U – Clearly demonstrate how the requirements of rezoning condition 10 is met.

7. COMMENT: 2-06.4.9.U – Rezoning condition 34 does not match the revised conditions, see change of conditions letter dated September 13, 2012.
