Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. COMMENTS: 1. Ensure that Zoning, Engineering comments and concerns are addressed prior to landscape section approval. 2. Provide the development package case number, TD-DEV-0324-00073, adjacent to the title block on all sheets. 2-06.4.3 3. The rainwater harvesting basins on the CRWHP should match the shape of the basins on the civil plans. In a couple of instances, the shapes are not lining up. Revise the plans to match. 4. It appears that some of the Aloe plants are shown just to the north of the southern building, within a water harvesting basin. Will the Aloe species do ok if saturated soils occur for a long period? 5. The NPPO calls out 2 mitigation Mesquites. Please add the mitigated Mesquites to the planting legend and call them out on the planting plan. 6. Please identify the project monitor prior to any grading activities, UDC 7.7.5.C.5. On- site monitoring of all aspects of site clearing, grading, plant protection, preservation, salvage, and mitigation must be provided during project construction at the expense of the developer for all residential development that is over five acres and for all commercial and industrial development that is over one acre. The monitoring must be performed by an individual who is qualified in arid lands native plant resource identification and protection as specified in UDC Section 7.7.4.D, Professional Expertise. The monitor must provide periodic progress reports to the developer outlining the status of work accomplished and any problems encountered. A copy of these reports must be submitted to the PDSD for the project file. 7. Add property line in a more pronounced line weight on all landscape sheets and call out the property line. 8. Per DTM (David Marhefka) comment letter: DTM is allowing 2.5 feet of the ROW to be used for the street landscape border along E Sahuaro St. On the planting plan, and on the table, a 5-foot border is shown. A 10-foot landscape border is required. Please add an additional 2.5 feet of landscape border to comply with UDC 7.6.4.C.2.a. Sahuaro - Multifamily Development Package (1st Review) TD-DEV-0324-00073 TRANSMITTAL DATE: April 22, 2024 DUE DATE: April 21, 2024 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 20, 2025. CONTENT REQUIREMENTS 1. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0324-00073, adjacent to the title block on all sheets. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 2. COMMENT: 2-06.4.7.A.5 – The residential density calculation is not correct. Per UDC Article 6.4.7.B.2.a the calculation is multiply the area of the site, in acreage, by the density (units per acre ratio) permitted by the underlying zoning or 0.86 x 15 = 12.9 or 12 units alloed. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 3. COMMENT: 2-06.4.9.H.5.d – As the proposed short-term bicycle parking locations are adjacent to proposed buildings clearly demonstrate that the requirements of UDC Article 7.4.9.B.2.g are met. 4. COMMENT: 2-06.4.9.O – Per UDC Table 6.3-2.A the minimum setback is the greater of six (10) feet, or three-quarters (3/4) the height of structure’s wall facing each interior property line. Based on a wall height of 14.67’ the required perimeter yard setback from Building #2 to the west property line is 11.0’, proposed setback is 10.0’. A Design Development Option (DDO) must be submitted and approved to reduce the required setback. 5. COMMENT: 2-06.4.9.O – Under General Note 17 you list “BUILDING SETBACKS; SEE SETBACK TABLE BELOW” but no table was provided. 6. COMMENT: 2-06.4.9.V – General Note 20 calls out “MAIL SERVICE TO BE LOCATED AT GANG MAIL BOX LOCATIONS” and Keynote 37, sheet 3 calls out “GANG MAIL BOX” but zoning was not able to find Keynote 37 on sheet 3.
