Revise the general note #15 & keynote #18 to be updated to current adopted codes : Accessible standards must be met per 2024 IBC, chapter 11, and 2017 ICC A117.1 as these standards were adopted by the COT and established beginning at the start of this year (2026). 2. In regard to the comment response for previous #2 – For resubmission, provide the Kinder Morgan/El Paso Natural Gas acceptance of the building location & grading design. 3. For the grouted riprap swale detail on sheet 8 – delineate/show the property line. 4. In compliance with DSSDR 4.7.1.3 & DSSDR and Drainage Manual 7.6.5 – provide a geotechnical addendum stating that the proposed grouted swale shall not pose a risk to the structural integrity of the new building as it is proposed adjacent to the structure. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 10, 2027. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.8 - Existing Site Conditions The following information shall be provided on the plan/plat drawing to indicate the existing conditions on site and within 50 feet of the site. On sites bounded by a street with a width of 50 feet or greater, the existing conditions across the street will be provided. 2-06.4.8.A - Provide site boundary/subdivision perimeter information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot, or other functional reference system. 1. COMMENT: 2-06.4.8.A – Provide the required information as noted by the standard above, including the perimeter information and dimensions corresponding to the portion of parcel 141-18-659A. **Follow up to previous Comment 5. The dimension shown for the southwest property line (550.04’) appears to include the previously proposed portion of Pima County Parcel Number 141-18-659A, which is no longer part of this project. Please correct this dimension to reflect the current site boundaries. 2-06.4.8.C - The following information regarding existing private or public right-of-way adjacent to or within the site shall be provided: the name, right-of-way width, recordation data, type and dimensioned width of paving, curbs, curb cuts, and sidewalks. 2. COMMENT: 2-06.4.8.C – Comment not addressed. Per final plat (sequence 20231170380), Block L has a width of 46 feet west to east and 49 feet north to south. Clarify or correct the width measurements shown on the site plan. **Follow up to previous Comment 7.
