This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting.

Please resubmit revised drawings along with a detailed response letter, which states how all of the Site Landscape/NPPO Section review comments have been addressed.

SITE LANDSCAPE/NPPO SECTION COMMENTS:

1. Some sheet and detail references are not coordinated within the plan set. Example: (refer to dtl. - ??). Update this information for the next submittal.

2. The color hatch does make the plan easy to read digitally. If the plans are printed black and white, the hatch that represents the ¾” desert brown screened rock may be hard to read.

3. A few irrigation sleeves are missing on the irrigation plan.

4. The relationship between the proposed trees and the underground infiltrator system chambers is shown on the cover sheet at a small scale. If the position of the tree is important over the top of the chambers, then can the tree placement be shown on the water harvesting plan in (light gray) for simple reference during construction?

5. The water harvesting plan appears to be capturing well over the 50% needed for the plant material. Can the calculation that shows that the 50% plant water needs are met be added to the water harvesting summary?

6. There are a few existing trees to remain in place that are very close to concrete additions, concrete scheduled for removal and other construction activity areas. As a precaution can preservation fencing line work be added to the landscape salvage plan and include a detail and notes that explain the fences placement at the dripline of the tree that is being preserved in place.

7. Provide the development package case number, TD-DEV-0225-00052, adjacent to the title block on all sheets. 2-06.4.3

8. Prior to Site Landscape Development Package approval, please make sure Site Zoning and Site Engineering comments are fully addressed.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 05, 2026.

2-06.3.0 FORMAT REQUIREMENTS

1. COMMENT: 2-06.3.12 – Provide an index of sheets in the development package shall be provided on the first sheet.

2-06.4.0 CONTENT REQUIREMENTS

2. COMMENT: 2-06.4.2.D – The page number and total number of pages is not correct. Sheet 1 starts as sheet 2 and the total number of pages shows 23 but only 17 sheet were submitted.

Thank you for the opportunity to comment on TD-DEV-0225-00052, 1
st Submittal, a
development plan for new landscaping at 6601 South San Fernando Road. This development
is located in the N.E. quarter of the N.W. quarter of Section 13, Township 15S, Range 13E, of
the Gila and Salt River Meridian. The development site occupies parcel number 138-19-045B,
covers approximately 8.54 ± acres, and is zoned as Residential 1 Zone (R-1). The nearest
major roadway intersection is West Medina Road and South Fernando Road, approximately 50
feet to the northwest of the subject development.
This site does lie within the Tucson International Airport avigation easement requirements and
public disclosure area, FAA traffic pattern airspace, and FAA Part 77 airspace.
The Tucson Airport Authority approves the 1st submittal and is not requiring a resubmittal of this
project.

Tucson Electric Power Company (TEP) has reviewed and approved the development
plan submitted 3/7/2025. There are existing facilities within the development which are
depicted upon the plan; specifically, there is a TEP transformer within the site
boundaries which does not appear to be in conflict with the new development. The TEP
transformer shall be protected in place. Any grade changes at or in proximity to the
transformer may require transformer relocation.
Enclosed is a copy of a TEP facilities map showing the approximate location of the
existing facilities. Any relocation costs will be billable to the customer.
To apply for electric service, please call the New Construction department at (520) 918-
8300. Please submit a final set of plans including approved site, electric load, paving
off-site improvements and irrigation plans. If available, include a PDF version of the
plans.
If easements are required, they will be secured by separate instrument. Should you
