| 02/14/2025 | Site Zoning Standard | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Knights Inn – Site Access and Security Updates Development Package (1st Review) TD-DEV-0225-00045 TRANSMITTAL DATE: February 14, 2025 DUE DATE: February 13, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 5, 2026. 2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS 1. COMMENT: 2-06.2.2 – As this plan is not yet approved remove all revision clouds and deltas from the plan. 2-06.4.0 CONTENT REQUIREMENTS 2. COMMENT: 2-06.4.3 – Provide the development package case number, TD-DEV-0225-00045, adjacent to the title block on all sheets. 2-06.4.7.A.8 - For development package documents provide: 3. COMMENT: 2-06.4.7.A.8.b – The maximum lot coverages listed are not correct. Per UDC Article 6.3.3.C Multifamily is considered a nonresidential use for determining the applicable dimensional standards. That said Per UDC Table 6.3-4.A there is no required lot coverage maximum for a nonresidential use in the C-1 & C-2 Zone. 2-06.4.9 - Information on Proposed Development The following information on the proposed project shall be shown on the drawing or added as notes. 4. COMMENT: 2-06.4.9.H.5.a – As you are not meeting the vehicle parking requirements either a Board of Adjustment for Variance or City Manage Waiver must be approved prior to approval of this DP 5. COMMENT: 2-06.4.9.H.5.a – Under CMO Waiver Items you mention vehicle parking stall sizes, clarify what you will be requesting a waiver for. 6. COMMENT: 2-06.4.9.H.5.d - As you are not meeting the bicycle parking requirements either a Board of Adjustment for Variance or City Manage Waiver must be approved prior to approval of this DP 7. COMMENT: 2-06.4.9.O – The 10’ or ¾(H) setback listed is not correct. Per UDC Table 6.3-4.A a nonresidential use to a residential zone the setback is 1 ½ (H) and to a nonresidential zone the setback is 0’-0”. As the setback lines shown on the plan for the north, south and west property lines remove them from the plan. 8. COMMENT: 2-06.4.9.Q – The 140’ Max building height listed is not correct. Per UDC Table 6.3-4.A maximum height in the C-1 zone is 30’ and in the C-2 zone is 40’. Addition Comments. 9. COMMENT: - As you are proposing to use a City Manage Waiver provide a copy of the approved waiver with the next submittal. 10. COMMENT: - Under CMO Waiver Items you mention a waiver for “ADA Compliance within the interior courtyards”. Per conversation with the Zoning Administrator, Elisa Hamblin the waiver may not be used for this and a Building Official Appeal would be required.
