TD-DEV-0224-00051 ADDRESS/PARCEL: 2130 N ORACLE RD/ 115052430 ZONING: C-2 COMMERCIAL ZONE This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants, and water harvesting. Please resubmit revised drawings along with a detailed response letter, which states how all Landscape/NPPO Review Section comments are addressed. LANDSCAPE COMMENTS: 1. Ensure that Zoning, Engineering comments, and concerns are addressed prior to landscape section approval. 2. Provide the development package case number, TD-DEV-0224-00051, adjacent to the title block on all sheets. 2-06.4.3 3. Please replace any plant material that may be destroyed within the project limits by the new sidewalk and new screen wall construction. 4. Any drainage crossing the new sidewalk location will be required to go underneath the sidewalk. NPPO COMMENTS: 1. There must be an NPPO waiver. An NPPO is required per UDC 7.7.3-B. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted or approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the UDC and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. The site has been developed and will require an NPPO Waiver form. PDSD will provide the applicant with the NPPO Waiver form upon request. Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 15, 2025. SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS) 1. COMMENT: 2-06.4.2.D – Include a sheet index on the cover sheet of the development package. In the title block also include the page number and the total number of pages in the package (i.e., sheet xx of xx). 2. COMMENT: 2-06.4.3 - Provide the development package case number, TD-DEV-0224-00051 and T19SA00005, adjacent to the title block on each sheet. 3. COMMENT: 2-06.4.4 - Include a small, project-location map in the upper right corner of the cover sheet. This map shall cover approximately one square mile, be drawn at a minimum scale of three inch equals one mile, and provide the following information; Show the subject property approximately centered within the one square mile area. Identify major streets within the square mile area and all streets that abut the subject property. Section, township, and range, north arrow, and the scale will be labeled at one inch equals one mile 4. COMMENT: 2-06.4.7.A.4 - Correct the Zoning and Land Use note number 4 to state the existing use of the property is Restricted Adult Commercial Services subject to use specific standards 4.9.8. and 4.9.13.P. 5. COMMENT: 2-06.4.8.A – Include the site boundary information, including bearing in degrees, minutes, and seconds, with basis for bearing noted, together with distances in feet, to hundredths of a foot of other functional reference system. 6. COMMENT: 2-06.4.9.F – Include all existing zoning classifications on and adjacent to the project (including across any adjacent right-of-way) 7. COMMENT: 2-06.4.9.R - Per Technical Standards Manual 7-01 all sidewalks must have a minimum unobstructed vertical clearance of 84 inches. Dimension the vertical clearance the ADA Sign Detail in detail 2 and 3 on sheet C1.1 demonstrating the height at finished grade measured to the bottom of ADA Sign is a minimum of 84 inches (or 7 feet). 8. COMMENT: 2-06.4.9.S - Address the Department of Transportation and Mobility comment. Costs for removing or relocating existing TEP facilities will be billable to the developer. Please call the New Construction Department at 520-918-8300 to apply for service for new development. Submit a final set of approved plans, including electrical load and offsite improvement plans, to determine how TEP will serve this development.
