COMMENTS:

3. Please label all existing and future rights of way for S Country Club Rd on all sheets. 7.6.4.C.2.a.
4. Show all site visibility triangles on plan set sheets.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM).

Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is March 06, 2024.

2-06.2.0 APPLICATION SUBMITTAL REQUIREMENTS

1. COMMENT: 2-06.2.4 – The development package is designed to allow for concurrent review of any site related reviews. Remove sheets 15-21 as they will not be reviewed for building code compliance and will require a separate building permit.

2-06.4.7.A - Zoning and Land Use Notes

3. COMMENT: 2-06.4.7.A.4 – As vehicle storage is not a use defined in the UDC clarify what the proposed use is. Based on a “FEDEX RELAY YARD” this appears to be either commercial storage or transportation service, land carrier, use. If the use is commercial storage Use Specific Standards 4.9.10.A and 4.9.13.Q apply. See Zoning determination T13SA00272 to determine how the requirement of Use Specific Standard 4.9.10.A.2 apply. If the use is transportation service, land carrier Use Specific Standard 4.9.13.Q apply.

2-06.4.9 - Information on Proposed Development
The following information on the proposed project shall be shown on the drawing or added as notes
4. COMMENT: 2-06.4.9.E - It appears that some type of land split, lease agreement, etc. is proposed. As the original parcel was created via a plat and the proposed land split, lease agreement exceeds the number of allowed splits for a property whose boundaries are fixed by a recorded plat which is divided into two or more parts, see UDC Article 11.4.20 definition of a Subdivision, C. A minor/block plat meeting AM 2-07 is required to be submitted and approved.

5. COMMENT: 2-06.4.9.H.5 – As it appears that access to this site is proposed across the parcel to the south some type of easement/agreement will need to be recorded. Provide a copy of the recorded easement/agreement with the next submittal.
