Development Package (2nd Review) TD-DEV-0125-00008 - 1050 S PARK AV TRANSMITTAL DATE: July 3, 2025 DUE DATE: June 27, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 13, 2026. 1. COMMENT: 2-06.2.2 – Delta clouds are reserved only for revision submittals. Please remove all delta clouds. 2. COMMENT: 2-06.2.4 – Remove data from the BUILDING CODE ANALYSIS, building code references are reviewed on the building plans. 3. COMMENT: 2-06.4.7.A.8.a – The expansion calculation is incorrect. The expansion area included this project and the last approved expansion area for a total of 1,581 square feet, divided by the existing building square footage, 9,153 square feet. The cumulative expansion percentage is 17%. 4. COMMENT: 2-06.4.9.H.5.a – This comment was not fully addressed. The parking calculation is based on the number of beds, provide the number of beds that are included in this project. Based on DP18-0308, there are 35 beds requiring 18 spaces. Clarify if the number of beds is increasing or remaining the same. 5. COMMENT: 2-06.4.9.O – As 21st is not a Major Street and Route, the setback is measured from the existing property line and not from the back of future curb. Provide the setback dimension from the existing property line. The minimum setback requirement is 20’ from the existing property line per UDC 6.4.5.C.2.b. 6. COMMENT: Provide written consent from the Department of Transportation and Mobility allowing the proposed bicycle short-term and long-term parking to be located in the right of way.
