Site Engineering Review Comments:
1. The pathway shown connecting to the revised trash enclosure towards the south will need to be revised to be compliant with TSM 7-01.4.1.F
a. The reason being that now with this revision, a pedestrian would essentially be walking behind a vehicle which is against TSM 7-01.4.1.F
b. Simple solution could be to simply connect to the existing striped area next to the enclosure itself
2. As the two buildings proposed exists and functions on the same “Site,” demonstrate how this new building will connect to the rest of the site per TSM 7-01.3.0
3. The two-way PAAL that runs adjacent to the future building (south side of building) requires a minimum of 24’ (per UDC Table 7.4.6-2). Revise site plan to meet requirement.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.


Section 3.3.3.G.5.c UDC, An applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One year Expiration date is February 20, 2027.

SECTION 2-06.0.0: DEVELOPMENT PACKAGE (TENTATIVE PLATS AND SITE PLANS)

01. COMMENT: The two-way PAAL that runs adjacent to the future building (south side of building) requires a minimum of 24’ (per UDC Table 7.4.6-2). Adjust site plan to meet requirement.

02. COMMENT: Please see Site Engineering Comments regarding pedestrian circulation and the revised trash enclosure. Modify pathway alignment.
