Indicate in the comment response where this note will be or was added to the plans. 3. Previous comment 7 not addressed - Per TSM section 8-01 the concrete slab for the trash enclosure shall slope at 1% to the gate opening and the concrete ramp shall slope 2% away from the enclosure. Revise detail 3 on sheet 8 as necessary. Grading detail 3 on sheet 8 has 2% slope toward the gate for the concrete slab and 1% slope away from the gate on the concrete ramp. These are reversed, revised as needed. 4. Previous comment 9 not addressed - The drainage statement has a discrepancy on the type of soils found on site claiming mostly D soils with a small percentage of A soils in the narrative, however, in the figure showing the soils map from PC it looks like all D and some C soils. Revise as needed. The comment response indicates an updated drainage report was submitted. No updated drainage report was uploaded, include this in the next submittal. | 04/23/2025 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: PDSD Zoning Review PROJECT: Liveaway - Travelers Accommodation, Lodging Development Package (2nd Review) TD-DEV-0125-00003 TRANSMITTAL DATE: April 23, 2025 DUE DATE: April 22, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This plan has been reviewed for compliance with the Unified Development Code (UDC) Administrative Manual (AM) Section 2-06. Also, compliance with applicable development criteria for the proposed use as listed in the City of Tucson Uniform Development Code (UDC) and the UDC Technical Standards Manual (TSM). Section 3.3.3.G.5.c UDC, an applicant has one year from the date of application to obtain approval of a site plan that complies with zoning and other development requirements in effect at the time of application, unless an ordinance adopted by Mayor and Council during this period states otherwise. A site plan application that has been in review for a period of one year and has not yet been approved is considered denied. To continue the review of a site plan for the property, a new site plan must be submitted that complies with regulations in effect at the time of re-submittal. The new submittal initiates a new one-year review period. One-year Expiration date is February 10, 2026. 2-06.4.0 CONTENT REQUIREMENTS 1. This comment was not addressed. COMMENT: 2-06.4.1 – Provide the email addresses, and phone number of the owner listed on sheet 1. 2. This comment was not addressed, the section corners are not labeled. COMMENT: 2-06.4.4.C - – Provide the section, township, and range and scale for the location map and label the section corners on the map. 2-06.4.7 - General Notes The following general notes are required. Additional notes specific to each plan are required where applicable. 2-06.4.7.A - Zoning and Land Use Notes 3. This comment was not addressed. COMMENT: 2-06.4.7.A.6.a - Provide a copy of the approved design review letter with the next submittal, see PAD-15 Section C.6. 2-06.4.7.A.8 - For development package documents provide: 4. This comment was not addressed correctly. The required tracking table is to be provided on the DP not as a separate submittal. COMMENT: 2-06.4.7.A.8.d - Provide an updated Bridges Tracking Table on the DP. All calculations, i.e. vehicle parking, bicycle parking, loading, floor area ratio shall be updated in the table and no additional calculations are required on the plan. COMMENT: 2-06.4.9.H.5.a – The vehicle parking space calculation is not correct. Review PAD-15 Section C2.2.4.b, page 52 and update the required tracking table, comment 14, to reflect the correct required parking. 7. COMMENT: 2-06.4.9.H.5.d – Based on two short-term racks provided the number of provided short-term bicycle parking spaces should be 4, see UDC Article 7.4.9.B.2.d. 8. This comment was correctly or fully addressed. Demonstrate how the requirements of UDC Articles 7.4.9.B.1.e. 7.4.9.B.2.f are met. Also the 4’-0”dimension shown on the detail from center of rack to center of rack is not correct. Review UDC Figure 7.4.9-C and provide a correct dimension. COMMENT: 2-06.4.9.H.5.d – Provide a short-term bicycle parking space detail that clearly demonstrates how all requirements of UDC Article 7.4.9.B & C are met. Clarfy why there are two (2) separate short-term bicycle details, one (1) on sheet 3, and one (1) on sheet L-2.01.
