This site is located in the R-1 zone (UDC 4.7.8). A single-family residence w/ an accessory dwelling unit (ADU) is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 9 and 6.6.3. 1. Per UDC Article 6.6.3.B.6 the perimeter yard setbacks listed for the south and east property lines are not correct for the proposed ADU and should be listed as 5’ required. 2. The 6’-0” required side street perimeter yard setback is not correct and should be show as 10’-0”, UDC Article 6.4.5.C.1.b. 3. The proposed ADU does not meet the minimum side street perimeter yard setback of 10’-0”, UDC Article 6.4.5.C.1.b, proposed setback is 5’-8”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
