This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: Clarify if the structure is a sleeping quarters (without kitchen) or a dwelling unit which requires many alterations for compliance. Each dwelling unit with kitchen requires a separate Pima County assigned street address after Zoning approval, R319. https://www.pima.gov/1010/Addressing-Frequently-Asked-Questions SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electrical, and sewer, R106.1.1. Identify the utility lines requiring upgrade or replacement. PLANS: 1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal, R106.1. STRUCTURAL PLANS: 1. Identify each braced wall panel associated with the four wall lines, Figure R602.10.2.2. Panel spacing may be no greater than 20’ edge to edge. Locate and identify brace wall panel materials and locations along with the appropriate fastening schedule, Table R602.10.4. 2. Provide a complete prescriptive braced wall design, R602.10, or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. Clarify the ceiling/roof insulation details on sheet A-4 and keynote K on A-5 showing the air-impermeable rigid insulation material adhered to either side of the roof sheathing and the batt insulation in contact with the roof material. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting and location of the device requiring this adjustable setting. A one room dwelling under 1501 SF requires a 30 CFM continuous setting. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing the feeder size and breaker for Panel B, NEC 225.30 and E3403. 2. Update the panel schedule showing the required 100 AMP size, Table E3704.2(1). | 12/26/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-1223-10151 101 N BELLA VISTA DR. – R-2 Add attached second living quarters and garage (1st Review) TRANSMITTAL DATE: December 26, 2023 Please resubmit revised drawings detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The proposed living quarters as shown on the plan with a double bowl sink is considered a dwelling unit, and impact fees will apply. For the living quarter to not be considered a dwelling unit the double bowl sink will need to be a single bowl bar type sink. 2. Per UDC Article 6.4.5.C.2 Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line. That said the required street perimeter yard setback to south property line is 10’-0” proposed street perimeter yard setback is 9’-0”. 3. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. As dimensions were not provide from design grade to the highest point of the wall at the northeast and northwest corner of the living quarters Zoning used a measurement tool in our Bluebeam review software to determine the heights proposed for perimeter yard setback requirements. Height for the northeast corner, 17’-1”, requires a perimeter yard setback of 11’-5” to the north property line, proposed setback is 10’-8”. Height for the northwest corner, 16’-0”, requires a perimeter yard setback of 10’-8” to the west property line, proposed setback is 8’-6”. Interior perimeter yard setback requirements are the great of 6’-0” or 2/3 (H) height of the exterior wall, UDC Table 6.3-2.A. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
