This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). General Review: 1. Provide measurements from the edge of the structure to the property line, R302.1 (City of Tucson Amended). Electrical Review: 2. Show a Grounding Electrode System at the detached structure per NEC 690.47. 3. Provide Grounding details for the metal structure per NEC 690.43. 4. Provide measurements from the top of the structure to the utility lines. Providing 8’ clearance above the roof/top of the new structure, 2017 NEC 230.24(A). Work with Utilities to verify proper clearance from all overhead lines is approved. 5. The Main Service Panel Upgrade, under permit T21CM09097, was never completed. This permit needs to have its final inspections completed. Structural Review: 6. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements. Lot coverage does not include porches, UDC Article 6.4.3.C.1.a but does include vehicle use area measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved. b. Zoning of adjacent parcels c. All Utility lines d. Property line distances 2.COMMENT: Provide a dimension a mid-point dimension Per UDC section 6.6.3.D. Accessory structures , except for accessory dwelling units , shall not exceed 12 feet in height, unless attached to a principal structure . 6.4.4.A. Building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof, except as follows: (See Figure 6.4.4-A, Measurement of Building Height .)
