COMMENT: The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b), the proposed setback to the west property line is 6'-1". The proposed shade structure encroaches into the required perimeter yard setbackvand will require the approval of a Design Development Option (DDO) to reduce the required setback before zoning can approve. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
