This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. A newly constructed one- or two-family dwellings requires compliance with design ordinances for handicap, solar water, photo-voltaic, gray water and EV charging preparations. Design Ordinances adopted by the City of Tucson. 2. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. 3. All plans submitted for a newly constructed one- or two-family dwelling after July 1, 2009, require a solar photo-voltaic system, or future installation preparation City of Tucson Ordinance #10549 . a. Show a minimum 300 SF clear solar-ready zone on a roof or framing plan, T103.3. Model plans should show four typical south facing roof surfaces. b. Label a double breaker space for future Photo Voltaic on the panel schedule opposite end from the main/supply side, T103.9. Show the future breaker location on the panel schedule. 4. All plans submitted for a newly constructed one- or two-family dwelling after June 1, 2010, must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Property less than 200 SF available space may notate “Gray water provision not required when property has less than 200 SF available for gray water distribution.” Add the appropriate detail or notation: https://www.tucsonaz.gov/pdsd/water-energy-conservation 5. Show compliance with the Electric Vehicle Supply Equipment Ordinance adopted by the City of Tucson Ordinance #11844 on 6/22/2021. Include a 40 ampere 240 volt dedicated branch circuit with a NEMA 14-50R receptacle for charging an electric vehicle at a proposed parking space. FLOOR PLANS: 1. Clarify the locations of wall insulation required at the walls surrounding the dwelling, R106.1.1. Update keynote #2 sheet 5, keynote #11 sheet 8 & 9. 2. Show wall insulation extended to the roof sheet 8 & 9 when the top insulation is located at the roof, R106.1.1. STRUCTURAL PLANS: 1. Provide a complete roof framing plan. Specify steel lintels to support imposed load, R606.10. 2. Show masonry wall vertical and lateral support R606.6 - R606.9. 3. Show ledger to wall connections consistent with Figure R606.11 (1). Change ledger bolt size and spacing for a prescriptive design or provide an or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. PLUMBING PLANS: 1. Show the 1” water pipe extended to the water heater brach which is required for supplying water to more than 9.5 fixture units. 2. Show location and vent pipe diameter not less than one-half the required drain diameter, but not less than 1-1/4”, P3113. 3. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). Remove the capped branch (keynote #9) or provide the BTU demand and length of line to each gas appliance. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A one bedroom dwelling less than 1500 SF requires a 30 CFM continuous setting. 2. Provide demand calculations in accordance with Manual J/S standards, M1401.3, M1601.1. Notate the mechanical plans if system calculations will be provided by deferred submittal. ELECTRICAL PLANS: 1. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 2. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. INTERNATIONAL ENERGY CONSERVATION CODE: 1. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Show a means of achieving the prescriptive values at each assembly on the plans or show overall compliance if using less than prescribed component values by providing a RES check calculation. 2. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to plans.
