This property resides within Wilson Wash floodplain and will require a floodplain use permit. Flood venting will be required for the wall. 2. This will require the submission of a Floodplain use permit. Please start a new FPU at our permit application web page: https://tdc-online.tucsonaz.gov/#/home The FPU permit is a separate permit that can be submitted within the sub-records tab of this building permit on TDC online. 3. For the wall, site engineering will be requiring that venting be added every 5 feet along the wall. The openings dimensions will be 12 inch wide X 6 inch tall. Please show a detail on construction plans that gives a full image of wall with what has been required. Submit the revised construction plans to the associated floodplain use permit as well. 4. On Construction plan, required to provide sight visibility triangles for both Drachman St and Plumer Ave. See TSM 10-01.5.0 Sight Visibility for specifications. UDC 6.6.2.I. only permits perimeter walls to be a height of 6’ unless the portion above 6’ is at least 75% unobstructed (see-through). The provided wall detail shows this wall to be block and fully opaque. As such, at the current height, a Design Development Option (DDO) will be required to permit the wall above 6’. In order to submit a DDO application, apply for the “Zoning Modification” sub-record within the “sub-records” tab of your permit in TDC Online. Upload a copy of the completed DDO application, which can be downloaded at https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/planning-amp-zoning/ddo-for-s…. Please be aware that a DDO costs $348 dollars and generally adds 6 weeks to the review timeline. Final Site Zoning approval cannot be provided for this permit until an DDO Decision Letter is provided. Once the decision letter is provided, a two-week appeal period will follow. At completion of the appeal period, please resubmit this permit with a copy of the decision letter so that final Site Zoning approval for the permit can be provided.
