Please amend plans to provide referenced callouts to show all and detail all connections, fasteners, welds bolts, etc., to include the method of connecting the modules to the Solar Shade Structure. An detached single-family dwelling is a permitted use in the O-3 zone. Email the reviewer below directly on resubmittal for faster review. New Comment 1: Zoning acknowledges that all the signed neighbor waivers requested were provided. However, all signed neighbor waivers must be placed/annotated on the site plan. New Comment 2: The signed neighbor waivers must indicate the exact distances the structure will be constructed from the property line. (i.e. 6’ 9” feet from the property line as depicted on the site plan.) **Previous comments will remain until fully addressed: 3. (Previous Comment) In the O-3 zone, setbacks to adjoining properties are 10’ or ¾ the height of the structure’s walls. The proposed setbacks for this structure are 6’ 9” to the west, 6’ 4” to the south, and 6’ 9” to the east. 4. (Previous Comment) Detached structures are permitted to be built to the lot line with neighbor waivers signed by the adjoining property owners. In this case, you would need signed neighbor waivers for the properties at 124th W 18th St, 726 S 7th Av, and 708 S Rubio Av. Provide this waiver language on the next site plan for each neighbor: My name is ______ and I am the owner of the property located at ______.
