PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. .

SITE PLAN:

1. Provide a site plan showing dimensions of buildings and utilities, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations. Identify sewer point of connection and any utility lines requiring alterations, R106.1.1.

FLOOR PLAN:

1. Clarify if a new door with header is proposed between the bedroom and bathroom, R310.

STRUCTURAL PLANS:

2. Provide complete structural (roof framing) plans showing compliance with the IRC or provide an Arizona structural engineer plan set showing performance compliance, R301.1. Show all proposed repairs and alterations with 2018 IRC compliance, R301.1.
3. The proposed Patio Cover may be sited within the 3’ fire separation distance from a property line. Show compliance with R302.1 (City of Tucson Amended) by providing a wall with one-hour rated materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3, R106.1 or remove any structure closer than 3 feet to the property line.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF.
2. Roof shingles may be used on roof slopes of 2:12 or greater R905.2.2. Select a roof covering system that complies with R905.

ELECTRICAL PLANS:

1. Show Bathroom receptacles with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6. Update the existing outlet note.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details minimum R-13 at raised floor, N1101. Windows require a solar heat gain of 0.25 or better.
