12/04/2024 | Historic | REQUIRES RESUBMIT | The Special District minor review application submittal is complete. Please submit all the same materials under the Historic sub-record. Once you log into TDC Online, go to the My Work tab, and then go to Plans (not Permits). Under Plans there should be the Historic sub-record which I have opened under the TC permit number [TC-RES-1024-06170], and this is where the same materials are submitted. Given that the application is for HVAC, it will be a Minor review. On page 2 of this document under Minor review in the table are all the items that you will need for the historic minor review. On page 2 of this document under Minor review in the table are all the items that you will need for the historic minor review. Once submitted the system will generate an SD #. Staff will then contact you about the next steps including invoicing and payment of review fee. Once fee are paid, a minor review will be scheduled. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). General: 1. This structure does not appear to be a permitted dwelling. Historic records show this structure as a storage building. 2. Provide permit documents showing the conversion of this structure from storage to a dwelling living space. 3. Demonstrate compliance with NEC 230.2 (Number of Services). A second metered electrical service is not permitted for this structure without showing it is a permitted dwelling unit. An ADU or 2nd dwelling is an independently functioning dwelling and requires compliance with the 2018 IRC and City of Tucson building ordinances. A dwelling unit (includes a kitchen) requires collection of development impact fee when the building permit is processed, City of Tucson Ordinance #11203. 4. Each dwelling unit building requires a separate Pima County assigned street address and unit number, R319. Notate each dwelling address and unit number on the site plan. 5. If there is not permit history of converting this structure from a storage building to a dwelling, you will need to withdraw this permit and apply for a Residential New Dwelling permit and provide a complete set of construction plans showing compliance with the adopted codes and ordinances. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Per paving plan I-344, the width from centerline to face of curb along N. 4th Avenue is 27’ 6”. Please update this dimension on your site plan. Reference https://maps-and-records.tucsonaz.gov/construction-plans/details/I-344 if needed. 2. Comment: This property borders 2 streets. Per UDC 6.4.5.C.1.b, “Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is 10’, as measured from the street property line.” Please update your rear yard setback as your plans currently call it out as 6’. 3. Comment: Per UDC 6.4.3.C.1, “Roofed areas, open on at least one side, which provide shelter to exterior areas such as balconies, entrances, stoops, and terraces, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking are excluded from lot coverage calculations.” Please remove the porch from the lot coverage calculations and update the calculations. 4. Comment: Historic records show this structure as a storage building. Please provide documentation showing conversion from storage to a living space. 5. Comment: This site is located in the HR-3 zone (UDC 4.7.12). Historic Review is required. Please submit a special districts application as a sub-record of this permit.
