Please submit the plans and associated documents in an “HPZ Design Package” as a single compressed pdf file. Multiple files will be rejected and deemed incomplete for review. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Building Code (IBC), 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC). 1. The plans are marked as ‘preliminary’ and cannot be accepted for review. Provide the complete and sealed plans that are ready for construction. 2. Make sure to clearly illustrate what is existing and what work is being done. This is a pre-existing structure that may not meet today’s code, so its necessary to know what is being changed and what is existing per the original construction. 3. Provide an attic space ventilation calculation and specify size and location of all vents needed to comply with R806.2 if using a vented attic design. Provide appropriate upper and lower space vents when applying the reduced area calculation per exception requirements. 4. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. 5. Provide whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Identify the device model type providing an adjustable setting and note the minimum continuous setting or intermittent operation. A two- or three-bedroom dwelling under 1501 SF requires a 45 CFM continuous setting. A one-bedroom dwelling under 1501 SF requires a 30 CFM continuous setting. 6. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate the mechanical plans if system calculations will be provided by deferred submittal. 7. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity. 8. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. Provide a panel schedule showing wire size of each circuit or notate the wire size for each protection rating, E3702.2. Clearly note all existing electrical and any new or modified branch circuits. 9. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, R106.1.1. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample site plan.
