This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. Include a sheet number on each page of the construction plan set placed into a single PDF file. Provide a response letter on separate file with the updated construction plan set. Provide a clear and concise construction plan set. Sample drawings are available for understanding details. Include the site plan showing buildings and existing and proposed utility services, R106.1.1. PLANS: 1. Show walls with each side of the assembly with window openings, R106.1.1. Bedrooms must show code compliance for egress, R310. Identify any alteration of door or window openings between existing and proposed rooms. 2. Identify walls requiring repair or replacement, R106.1. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for the water meter size in compliance with P2903.7. Show an appropriate yard pipe water meter size. 2. Show an individual accessible water supply shut off and water heater for the dwelling unit, P2903.9.1. 3. Show the water heater rating if proposed as a new unit, P2801.1. 4. Show each gas pipe segment sized in conformance with Table G2413.4(1). Existing gas pipes may require upgrading with this system alteration. MECHANICAL PLANS: 1. Show the HVAC system size accordance with M1401.3, M1601.1 for each room. 2. Provide demand calculations in accordance with Manual J standards for replaced or proposed units, M1401.3, M1601.1. ELECTRICAL PLANS: 1. Show an appropriate electrical panel size for the dwelling, NEC 225.30 and E3403. 2. Show a smoke alarm in the bedroom and outside the doorway in the immediate vicinity with an electrical circuit, R314.3. 3. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, R106.1.1. 4. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 5. Show at least one wall switch controlled light or outlet in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms, E3903.3. 6. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. | 11/25/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-RES-1024-06020 2246 E 6TH ST Unit: 2– R-1 Renovate Unit 2 (1st Review) TRANSMITTAL DATE: November 25, 2024 Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example. 2. Provide approved permit documentation for Unit 2. Based on sheet 23 of T21CM05104 Unit 2 was a sleeping quarters not a full dwelling unit. Also, per UDC Table 4.8-2 in the R-1 Zone 10,000 square feet of lot size is required for two (2) dwelling units. 3. If you are able to provide the permit documentation for the 2nd unit and you are adding a bedroom the requirements of UDC Article 4.9.7.B.7 will apply. Per use-specific standard 4.9.7.B.7, for any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. Per UDC 11.4.3, the term bedroom includes all of the following: 1) Any room that is designated as a bedroom; 2) Any enclosed room that has a minimum area of 60 square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms; and 3) Any room designated as a bedroom for the purpose of any other code requirement. Clearly demonstrate that there are four (4) vehicle parking spaces meeting this requirement.
