This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PLANS: 1. Show a maximum ½” floor elevation changes at a notated accessible route entrance on the floor plan, R106.1.1. Include the threshold condition at the vehicle doorway or an exterior hinged door when the garage is used for the accessible route. 2. Show braced wall panel compliance for (narrow) framed walls with a garage door opening, Table R602.10.5. For prescriptive braced wall structures show a portal frame with hold-downs PFH method, Figure R602.10.6.2, or a portal frame at garage door PFG method, Figure R602.10.6.3, or a continuously sheathed portal frame CS-PF method, Figure R602.10.6. SECTIONS - DETAILS: 1. Buildings with framed walls exceeding prescriptive limits (12’ in height) require a structural design by a registered engineer in the state of Arizona, R602.10; R301.1.3 & Arizona Statute. Provide an engineer seal on sheet #A7.1 for performance compliance consideration. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting and location of the device requiring this adjustable setting. A two bedroom dwelling greater than 1500 SF requires a 60 CFM continuous setting. ELECTRICAL PLANS: 1. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans. | 11/17/2023 | Site Landscape | REQUIRES RESUBMIT | This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. COMMENTS: 1. There must be a NPPO or NPPO waiver. An NPPO is required per UDC 7.7.3-B. A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted or approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the UDC and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. 2. This site is within 5.2. HILLSIDE DEVELOPMENT ZONE (HDZ) Add the following Notes to the cover sheet: Vegetation Retention and Revegetation a. Vegetation Retention (1) Existing viable and transplantable trees with four inch or greater trunk diameter and cacti shall be preserved in their original locations, except for building sites and access and utilities serving building sites. (2) When retention of the above trees and cacti in their original locations is not possible due to building site location, the trees and cacti shall be salvaged and replanted in areas requiring revegetation, whenever possible. b. Revegetation All cut or fill slopes that are no steeper than three horizontal to one vertical and all utility trenches or septic leaching fields that are not located in parking or driveway areas shall be revegetated in compliance with the following standards: (1) All plants used in revegetation shall be the same as the native vegetation on the site prior to grading or clearing or any adjacent site; and, (2) Revegetation shall be accomplished with the following minimum standards for plants: (a) Desert trees, a minimum of 15-gallon size with a minimum trunk diameter of two inches measured at the soil level, or large specimen cactus shall be placed at the same vegetation density found on the site prior to any clearing, grubbing, or grading; and, (b) Seeds for trees, desert shrubs, and grasses shall be planted with a density adequate to control erosion and may use one of the following methods of planting: Raked into the soil with appropriate mulch materials; hydroseeding; anchored mulches; or established on jute, rolled straw, or similar material. Another method may be approved by PDSD. (3) A temporary watering system shall be installed until the revegetation materials are established. 3. Slope Stabilization All slopes steeper than a ratio of three horizontal to one vertical, with the exception of retaining walls, shall be stabilized with properly engineered stone riprapping or sculptured rock as follows: a. Stone riprapping shall be hand-placed on the slope; b. The stabilizing material used shall blend with the natural appearance of the site or lot and the surrounding terrain; and, c. Tucson, AZ. 85730 Parcel: 136-31-003G Zoning: SR Existing Use: Vacant Land Project Description: Single Family Residence TRANSMITTAL DATE: 11/28/2023 This site is located in the SR zone (UDC 4.7.4). A single-family residence is a permitted use in this zone (Table 4.8-1). 1. COMMENT: Provide all dimensions for the property on the site plan. 2. COMMENT: The property is located in a Hillside Development Zone (HDZ) Overlay. Per UDC Article 5.2.7.B.1.a, “Projects subject to the provisions of the HDZ ordinance shall have a grading plan approved by the City Engineer or designee.” A separate Grading Plan must be submitted and approved as “Development Package” before the approval of this building permit can occur. Hillside Development Zone standards can be found in Article 5.2 of the Unified Development Code. 3. COMMENT: As the property is located within an HDZ, add a General Note stating so. The associated Development Package permit number will also need to noted on the planset, once approved. 4. COMMENT: Per UDC Article 5.2.7.A. the maximum allowable building height in the HDZ is 24 feet. Change the Site Info note on the Cover Sheet to reflect the allowable height. 5. COMMENT: Per UDC Table 6.3-1.A, the side yard setbacks are 25’. Change the setbacks shown on the site plan to reflect the correct setbacks. 6.
