This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. PLANS: 1. Provide manufacturer’s calculations and data for pre-engineered trusses dated and wet-sealed by an engineer who is registered in Arizona, or notate the requirement for deferred submittal on sheet C1, R106.1. 2. Show sleeping rooms with R310 compliant egress with minimum net clear opening dimension of 24” height. A 3040SH window is not compliant. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. 2. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. PLUMBING PLANS: 1. Show an individual accessible water supply shut off for the building, P2903.9.1. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting and location of the device requiring this adjustable setting. A two- or three-bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting. 2. Show dryer vent size and location for venting to exterior, M1501. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom, R314.3.2. Include bedroom 2. 2. Show a Riser Diagram showing a feeder size for the sub-panel, E3607.3. 3. Provide a sub-panel location with clear working space of 30” wide x 36” deep, E3405.2. 4. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Energy Certificate: (Mandatory) place near the indoor furnace, in a utility or laundry room, N1101.14. Add notation to plans. Euclid Av. - R-2 Bedroom Addition (1st Review) TRANSMITTAL DATE: November 3, 2023 Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-2 zone (UDC 4.7.9). A single family residence is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b all vehicle use area, parking & driveways, are included, whether improved or unimproved. 2. The property dimensions are not correct. Based on the Resubdivision of Blocks 5, 8, 10 & 11, Southland Park final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/1250, the north/south dimension is 83’ and the east/west dimension is 106’. There is also a 5’ utility easement located along the east property line, show the easement on the plot plan. 3. Provide a dimension from centerline of Euclid to the face of curb, and from face of curb to the street property line. Per paving plan I-67-005 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-67-005, the distance from centerline to curb is 17’ and from curb to property is 7’. 4. The perimeter yard setbacks listed under ‘BUILDING SETBACKS” are not correct. Per UDC Article 6.4.5.C.1.a the front street perimeter yard setback is 20’-0”. Per :UDC Table 6.3-2.A the perimeter yard setbacks to the north, south and east properlty line is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 5. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As dimensions from design grade to highest point of the wall where the wall meets the eave. Based on the 16’-4” dimension provided from finished floor to the top of roof the required perimeter yard setback would be 10’-11”. 6. As the “SETBACK 10’-0”” shown on the plan is not correct remove it from the plan. 7. Provide a setback dimension form the master bedroom extension to the street property line.
