This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. GENERAL COMMENT: Remove “for reference only” from sheet C1. Submit the engineer’s sealed truss plans for review. SITE PLAN: 1. Show a relocated gas meter on the site plan, R106.1.1. Update sheet S1 showing the gas meter (keynote #4) location at the outside of the proposed exterior wall. The gas line may not be located under the proposed floor. PLANS: 1. Remove the room label “2. bed room” from sheet A2. Show the new usage of the existing enclosed bedroom on sheet A2. All sleeping rooms require R310 compliance for egress. This space providing access to the utility room may not be used as a bedroom. MECHANICAL PLANS: 1. Show a 4” dryer exhaust vent location for venting a dryer to the building exterior on sheet M-1, M1501. ELECTRICAL PLANS: 1. Clarify why the plan shows an existing 200 AMP panel and the load calculation shows an existing 125 A service. Update the Riser Diagram showing both the 200 AMP service panel and “proposed 100 sub” with aa appropriate feeder size, E3607.3. Or notate if the proposal is to replace the 200 AMP panel with a 125 AMP panel.
