This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comment 1: Based on the site plan and aerial images of the property, the two rear sheds along the west property line appear to be within the required setback. Per UDC table 6.3-2.A, the required perimeter yard setback is 6’ or 2/3 the height of the adjacent wall, whichever is greater. Per UDC Article 6.6.2.D, an accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
