Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.

General:
1. All plans submitted for a newly constructed one- or two-family dwelling after June 1, 2010, for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. The ordinance revision now requires a gray drain line discharge from one fixture for a one-story dwelling. Additional gray fixture drains are optional. Show a second clothes washer standpipe plumbed to an exterior wall above grade when feasible, or a single bathing fixture drain looped 3’ beyond an exterior wall below grade before connection to the building drain. 2. Per the Sealed structural calcs letter, this project requires the following special inspections:
A: Field Welding/ Structural Welding.

Plumbing Review:
4. Provide elevation measurements for Next Upstream Manhole cover and Finished Floor Elevation. Provide Backwater valve protection as required.
Backwater valve protection:

Where the finish floor elevation is less than 12 inches above the elevation of the next upstream manhole cover in the sewer, a backwater valve shall be installed in the building drain or branch of the building drain serving that floor.

Mechanical Review:
5. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J

Electrical Review:
6. Provide electrical load calculations for determining the service entrance panel size, E3602.2. Include both the existing panel and the new panel E in the calculations for the service entrance panel.
7. Provide consistent information on the size of the service entrance, service panel and the new panel E.
a. The Electrical Riser Diagram shows an SES of 200A while the site plan shows a new 300A SES.
b. The Load calcs for the new panel E show a load of 125A while the riser diagram shows a 100A panel E.
8. Show the location of each panel on the Electrical Plan with clear working space compliance, E3601.6.2 & E3705.8.
9. Show the location of the existing panel on the Electrical Plan, E3601.6.2 & E3705.8.
10. Provide GFCI protection for the new EV charging receptacle per NEC 625.54.

Outdoor lighting Review:
11. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
12. Full Cut Off fixtures under an overhang or canopy are exempt from the calculation, OLC 4.2.1.
