A single-family dwelling is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. COMMENTS: 1. Based on UDC 6.4.3.B.3, pools are not included in the lot coverage calculation. Remove the existing pool from the lot coverage calculation on the cover sheet. 2. The existing Arizona room and den are proposed to be fully demolished. According to the Pima County Assessor’s Office, the effective date of construction of the residence is 1951. The actual construction date may be earlier. Per UDC 3.12.1, buildings, portions of buildings, or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation shall be reviewed and approved by the City Historic Preservation Office prior to zoning approval of TC-RES-0924-05251.
