10/07/2023 Site Landscape REQUIRES RESUBMIT This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. 

1. There must be a NPPO or NPPO waiver.  An NPPO is required per UDC 7.7.3-B.   A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted or approved or a request for an exception from the Native Plant Preservation requirements approved in accordance with Sections 7.7.3.D.3 & .4 of the UDC and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval.   The NPPO Waiver must be signed by a licensed Landscape Architect, licensed arborist, or horticulturist with a BS.and submitted with site photos of the existing plants.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
1. Primary access must be provided from a public street. The alley to the north is only 15ft wide and can be used for secondary access only.
2. The required setback for interior property lines in the R-1 zone is 6ft or 2/3H of the proposed wall height. The north façade has a proposed wall height of 22ft which would require a 14.7ft setback. The proposed setback is 6ft. A Design Development Option (DDO) will be required.
3. The south façade has a proposed wall height of 22ft which would require a 14.7ft setback. The proposed setback is 6ft. A DDO will be required.
4. The east façade has a proposed wall height of 22ft which would require a 14.7ft setback. It is unclear if this requirement is being met based on the site plan provided. Please provide an accurate setback dimension to the east property line to confirm. A DDO for this setback may be required.
