This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” =20’. b. Review UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, and provide a lot coverage calculation on the c. Based on the Panorama Estates “B” final plat found at: https://gis.pima.gov/maps/subdiv/select.cfm?null=&bkpg=09086, there is a 10’ Utility Easement that runs along the west property line, of which 5’ is located on this parcel.
