A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Your application does not provide sufficient information for the Zoning Review team to review your application. The City of Tucson Code of Ordinances, Sec. 23A-31 “… For proposed development in conformance with the property’s existing zoning regulations, whether it is new construction, expansion of existing construction, new use, change in use, or expansion of an existing use, review for conformance with the provisions of the Land Use Code (LUC), Chapter 23 of the Tucson Code, this chapter and applicable development standards will be by planning and development services department (PDSD, The applications requiring zoning compliance review include, but are not limited to, … site plan review, new construction, expansion of existing premises, and certain electrical reconnections.” Please review the following link and submit a complete site plan: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example . The scope of the project is unclear on the site plan as the job description states: “DEMO EXISTING WALL, RELOCATE AND BUILD NEW WALL OUT OF FRAMING” Please update the project description. Clearly indicate where the wall will be relocated to and what and where the proposed work is to be done. Is this an expansion of one room or more? On which floor is this taking place? 2. If a wall or walls are being expanded, provide elevations measuring from design grade to the top of the wall. 3. Include the square footage of the proposed project. 4. On the site plan, please include all structures, label their uses and provided their dimensions. 5. Provide lot coverage by adding the square footage of the enclosed structures, vehicular use areas, measured within the outside edges of any allocated to vehicle use, whether improved or unimproved, in order to provide the overall lot coverage per UDC 6.4.3.vehicular use and parking areas, and dividing the sum of these by the lot size to ensure it does not exceed 70% lot coverage allowance for the R-1 zone. 6. Include the correct dimensions for the property lines. The Pima County Assessor ( https:// www.asr.pima.gov/ParcelData/Map/Arm/MP09/09086.pdf ) indicates that the subject lot measures 112’ on the north and south sides, and 125’ on the east and west sides. 7. Include the adjoining properties R-1 zoning to the site plan. 8. The site plan lacks an engineering scale as requested in the 1st zoning review, such as 1” = 10’, or 1” = 20’ for example.
