This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Show all structures and the pool on the plot plan. Based on aerial photos there are to structures located south of the pool. 2. Per UDC Article 6.6.3.D Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure. Per UDC Article 6.4.5.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof; to the deck line of a mansard roof; or to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof. As a shade sail is proposed the height of this structure would 19’-0” as shown on the elevations. A Board of Adjustment for Variance is required for a detached accessory structure to exceed the allowed height.
