The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. COMMENTS: 1. Submit a Roof Plan showing/labeling the ducts, their lengths, sizes and the location of the mounting supports and how they are attached to the roof (provide the fasteners used and how many are used at each attachment and their embedment debt). Ensure to indicate the insulation value used for the ducts. 2. Submit the Manual J, S, D & the Extended Rating Table. Your HVAC supplier/installer would have a proprietary software to generate this document except for the extended rating table which comes from the manufacturer. The J is to provide information as to what the home is requiring as far cooling and heating are concerned. The S will tell us what manufacturer and what model is chosen to meet what the J is requiring. The D will provide duct sizes their CFM capacity as well as the number of diffusers and return air are installed along with the drawing layout showing the CFM for each diffuser and the return air grills. The Extended Rating Table from the manufacturer will provide the information as to the actual capacity of the HVAC. 3. Provide structural calculation as to the weight of the HVAC unit on the roof as to whether the roof structural members are sized sufficiently to carry the load such as, are the rafters large enough to carry this weight. Illustrate this condition. 4. It is understood & is an Industry standard that the following statement apply to every building permits: This permit is ONLY for this __________. Approval of this permit does not constitute an approval or acceptance of any other construction on this parcel other than that which is indicated by the scope of work described. Unpermitted structures may be subject to a violations case. This apply to this permit as well as all previously issued permits. The mere submittal of a floor plan and a site plan does not mean that everything on the drawings are being permitted. The above statement will be followed. 5. NOTE: Thank you for illuminating the city as to the previous work that were done in this structure. When the electrical panel was upgraded, that permit was only for the panel upgrade and nothing else. When the certificate of occupancy for the adult care home was processed, it was only to process the certificate of occupancy, not for any addition nor renovations that was done. 6. NOTE: Any addition, renovation, upgrades, etc that was done without a permit will always be categorized as illegally built until a permit is applied for and issued for that specific project. May we suggest that you apply for a building permit for each project that was done specific for each instance. Submit as-built drawings and a permit be processed for each unpermitted project. This will allow the proper code review as well as the proper inspection be conducted for each specific project. 7. Please re-submit. |
