This site is located in the HR-3 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6. 1. Until approved by Historic Zoning cannot approve this plan. The addition of the garage to the site requires Historic review. Historic application/requirements can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Historic-Preservation. Contact Jodie Brown at Jodie.Brown@tucsonaz.gov. 2. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of less than 9’-0” the required perimeter yard setback to the north property line is 6’-0”, proposed set back is 3’-0”. Historic review may waive setback requirements. If Historic does not waive the setback requirement a neighbors setback waiver is required. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan. Signature: _____________________________ Date: _________________________________ If a waiver is required and you are not able to secure the waive than a DDO would be required. 3. This comment was not addressed. No plans were submitted. The ‘EXISTING SHED” shows up on aerial photos sometime after 2018 and based on the size, 209 SQ. Ft., and would require a permit. Zoning was not able to find approved permit documents for this shed. Provide the height of the exterior walls and provide a perimeter yard setback dimension to the north property line.
