This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are for the 2024 International Residential Code and 2024 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 code compliance. Provide a separate response letter addressing each comment with location of change on the plans. SITE PLAN: 1. Show the mast height on the electrical riser diagram providing 8-foot clearance above the roof, E3604.2.1. PLANS: 1. Show compliance with R319.2 providing egress from bedroom with minimum net clear opening area of 5.7 SQ FT (5 SQ FT 1st floor). Also, show the minimum net clear opening dimension of 24” height and 20” width. MECHANICAL PLANS: 1. Provide heating facilities in the proposed rooms, R325.8. (Mini split, extend duct from a central HVAC or an electrical base board heater) ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R310.3.2. 2. Clarify the panel schedule entries showing an appropriate location of the 2-pole (240 volt) breaker for the AC unit, E3404.13 & E3706.2..
