Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-RES-0724-04417 – Residential Building – Attached Garage Addition 5915 E 5TH ST TUCSON, AZ 85711 (R-1 Zoning) Site Plan Review – 2nd Review TRANSMITTAL DATE: March 10, 2026 This site is in the R-1 Residence Zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit; 4.9.7.B.1 - .9, & .11 for 2 units (min. 10,000 sq ft lot size required). The City's Unified Development Code (UDC) (Section 1.4.1.C) establishes that before the City issues any approvals or permits; we must confirm that a site complies with UDC standards. Therefore, as part of permit reviews, we review a site's permit history and compare it to aerial photography to confirm that unpermitted work has not occurred. In many cases, this does mean that a homeowner must apply for permits for unpermitted work before we can approve any new work on that site. Plan review for the above referenced attached garage addition has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: In contrast to comment response letter, the following 08-26-26 zoning review comments were not addressed: Zoning Review #1 / Comment #1: Show all building setbacks on the site plan, including the existing setbacks for all structures as well as the proposed setbacks to the nearest property lines for any new structures or additions. Zoning Review #1 / Comments #2 & #3: Currently, there is no record of the Architect having submitted for a Design Development Option (DDO) to seek relief from the 20’-0” front yard setback and 5’-0” setback to the west property line. Zoning acknowledged the intent to do so and has set up a sub-record under TP-MOD-0326-000030 for the customer to upload the application and files to. Zoning Review #1 / Comment #4: This property fronts 5th St, which is recognized as a major street. On the site plan show the sidewalk, curb, and travel lane of the street and dimensions. Distance from face of curb to the front property line is 15’ 6”. Distance from property line to street centerline is 40’. Zoning Review #1 / Comment #6: Show the swimming pool on the site plan. 2. COMMENT: The site plan provided is incomplete. A. Draw, label and dimension the driveway proud of the proposed garage addition and add this square footage to the vehicular use area as part of the lot coverage table. B. Draw, label and dimension the paved RV driveway to the rear of the property and add this square footage to the vehicular use area as part of the lot coverage table. C. Draw, label and dimension the paved pad along the east (trailer storage) and add this square footage to the vehicular use area as part of the lot coverage table. D. Draw, label and dimension wall in the rear yard and provide the wall height measured from design grade to the top of the wall. E. The east and west property lines lengths are incorrect and should 122’-0” long. F. All the numbers listed in the lot coverage table are not correct. Update accordingly. 3. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other PDSD reviewer comments. Note that multiple DDO’s can be submitted concurrently on the same application. To submit a DDO application, apply for a new sub-record under this permit at TDC Online.
