Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

Provide a response letter on separate file with submitting the updated construction plan set.

SITE PLAN:

1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the location of sewer HCS coordinated with Pima County Wastewater, R106.1.1. https://www.pima.gov/1766/Wastewater-Reclamation Note the electrical line as underground unless overhead is approved by TEP. https://www.tep.com/construction-applications/#apply
2. Remove the overlay lines from the plan index.

PLANS:

1. Show a maximum ½” floor elevation changes at a notated accessible route entrance on the floor plan, R106.1.1. Update keynote #3 sheet 2 showing 1/2” rather than 12”.
2. Show the location of a minimum 22” x 30” attic access. Attic access is required for areas exceeding 30 SQ FT with a minimum of 30” of headroom and located in a hallway or readily accessible space, R807.1.

SECTIONS - DETAILS:

1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Attic space outside of the thermal barrier requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.
2. Roof projections may extend into the 3-foot fire separation distance to the adjoining (neighboring) property line but may not extend closer than 24”. The 12” portion of roof close to the property line requires not less than one-hour fire-resistive construction on the underside, R302.1 (City of Tucson Amended). Eave vents may not be located in the 3-foot fire separation distance.

MECHANICAL PLANS:

1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Show the minimum airflow rate setting and location of the device requiring this adjustable setting. A two- or three-bedroom dwelling under 1501 SF requires a 45 CFM continuous setting.
2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Update in inconsistent cooling system rating between the equipment data (2.4 ton) and mechanical note #1 (3.5 ton).

ELECTRICAL PLANS:

1. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Provide notation and remove the incomplete (*) symbols on the panel schedule.

The Residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. The previous zoning reviewer did not recognize that there is a platted minimum setback requirement along Liberty Av of 25' to the front property line per Subdivision Plat Map Selection for Book 38, Page 77. There are two options to obtain approval:

A. You may move the house back 5', as long as the rear yard meets perimeter setbacks.
B. You may apply for a Design Development Option to reduce the setback from 25' to 20' as measured from the front perimeter property line.
