Construction of separate builds/new structures does not require a cost estimate to be provided. Instructions: 1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record 2. Locations -> Confirm the location is accurate to the project. Click “Next” 3. Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next” 4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next” 5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next” 6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next” 7. Signature -> Read the statement and type your name. Sign your name below (You may Enable Type Signature to have the software sign for you.) Click “Next” 8. Review and Submit -> Review all information to ensure accuracy. | 08/01/2023 | Site Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Nathan Herrera Planner PROJECT: TC-RES-0723-06615 Address: 3325 E Fairmount St. Tucson, AZ. 85716 Parcel: 122-17-1540 Zoning: R-2 Existing Use: Single Family Residence Project Description: ADU Addition w/attached Sleeping Quarters, Proposed Storage TRANSMITTAL DATE: 8/01/2023 This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. COMMENT: Per UDC Section 6.3-2.A, the required setback in the R-2 zone is the greater of 6 feet or 2/3 the height of the proposed building wall. Based on the height of the proposed ADU and Sleeping Quarters, the required setback is 9 feet from the east property line. The proposed setback is 4 feet. Based on the height of the proposed storage, the required setback is 6 feet from the west property line. The proposed setback is 2 feet 8 inches from west property line. The proposed storage, ADU, and Sleeping Quarters encroach into the required perimeter yard setbacks and will require the approval of a Design Development Option (DDO) to reduce the required setback before zoning can approve. The above items can be applied for with the same DDO application. The DDO application and requirements may be retrieved from: https://www.tucsonaz.gov/files/sharedassets/public/pdsd/documents/planning-amp-zoning/2019_ddo_for_setback_and_height_udc.pdf. The completed application shall be submitted as a PDF under assigned permit number TC-RES-0723-06615. COMMENT: The “metal standing seam panel” (Keynotes 9-13 on the site plan) does not have a permit history. Please add it to the scope of work for this permit or apply under a separate permit. 3. COMMENT: There is currently an active permit, TC-RES-0723-06617, for the unpermitted porch and carport attached the existing main structure. The permit for the unpermitted structures must be approved before this permit can be approved. 4. COMMENT: Per UDC Section 6.6.3.C, “Detached accessory buildings, including accessory dwelling units, are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line”. The proposed ADU does not comply with the above standard. The property is eligible for two have 2 separate units. A second unit would be permitted in the proposed location of the ADU. Please change the reference on the plan sheet to state second unit. Living Quarters is not a recognized use in the UDC. If you are proposing a Sleeping Quarters please change the labeling on the plan sheet. 5. COMMENT: It appears that the proposed second unit and sleeping quarters are manufactured homes. Please clarify if they are. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: revised residential building permit along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
