This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions, and concerns before permit approval. GENERAL REQUIREMENTS: Provide the ADOH https://housing.az.gov/manufactured-housing permit identification for the installation of each manufactured building. Site alterations may not proceed before final ADOH approval. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details, and calculations in accordance with the rules of the State Board of Technical Registration. The registrant seal is required on sheet S-1 of the plan set. GENERAL COMMENTS: 1. Show compliance with the Inclusive Home Design Ordinance adopted by the City of Tucson Ordinance #10463 on 10/16/2007. Notate accessible route, minimum door width, changes in floor elevation, door hardware, electrical outlet reach range, grab bar reinforcement, etc. Non-compliance requires an appeal to the Building Official https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Commercial-Permits#section-2 2. All plans submitted for a newly constructed one- or two-family dwelling after June 1, 2010, must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one plumbed to the building drain. Show a maximum ½” floor elevation changes at a notated accessible route entrance on the floor plan, R106.1.1. Include all threshold conditions for a route from the exterior into the living space. 2. Show compliance with R310 providing egress from bedrooms with minimum net clear opening area of 5.7 SQ FT and minimum net clear opening dimension of 24” height and 20” width. WI-1 and WI-2 are non-compliant. STRUCTURAL PLANS: 1. Identify the fastening device between the foundation rebar and bent hook at detail A, sheet S-1, R301.1. Include the engineer’s stamp on S-1. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate water meter size on the plans. MECHANICAL PLANS: 1. Identify the whole-house mechanical ventilation with controlled exhaust, R303.4; N1103.6 & M1505.4. Remove the notation “owner will install fresh air intake” and show the device and location for each building on sheet M-1. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. ELECTRICAL PLANS: 1. Provide a minimum service conductor rating of 100 AMP for each dwelling and conductors with minimum rating of #3 copper 75 degree C, E3602.1 & E3603.1. Upgrade the dwelling feeder and panel rating. 2. Specify high-efficacy lamps for at least 90% of all lighting fixtures, N1104.1. Remove the outdated statement from Lighting Equipment notes: “or a min of 75% of the permanently lighting fixtures”, sheet E-1. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Update the outdated code references shown at “International Energy Conservation Code” and “Energy Conservation” statements, sheet A-1. 2. Identify if compliant dwelling insulation and windows are site installed, N1102.1. Show the insulation type and ratings for the building cavity spaces, N1102.2.2.
