This site is located within the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. The shed shown in the SE corner of the lot is 3’ feet from the rear property line. The alleyway is 20’ so a neighbor waiver is required from the property owner at 6447 E Calle Bellatrix and apply it to the site plan as shown with the property owner at 6502 E Calle Bootis.

If a neighbor waiver is not possible, a Design Development Option (DDO) is required.

To apply for a DDO, please submit the application under the Zoning Modification sub-record that has been created.

Please be aware that the DDO takes about 6 weeks from the time the DDO application has been accepted to the time the Decision Letter has been rendered and that there is a 14 day appeal window afterwards.

2. When resubmitting for this building permit (TC-RES-0626-03365) please upload the revised site plan and the DDO letter of approval, but only after the DDO appeal period has expired. Without the DDO Letter of Decision (or a neighbor waiver), Site Zoning will not be able to approve TC-RES-0626-03365.

3. Provide a Response Letter explaining how all staff comments have been addressed.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
