Site Engineering Review Comments:
1. The City of Tucson Inclusive Home Design Ordinance requires all new dwellings — including ADUs, single-family residences, and duplexes — to provide an accessible route connecting the public street, sidewalk, or driveway to an accessible entrance of the home. This pathway must be shown, dimensioned, and labeled on the plans. What this means in plain terms: There needs to be a clearly defined, walkable path from where a person arrives (the street, sidewalk, or driveway) all the way to a usable door of the home — one that someone using a wheelchair or mobility aid could navigate without barriers. An exterior accessible route that shall conform to 2017 ICC A117.1 Sections 402 and 403 and City of Tucson Inclusive Home Design Ordinance. The current plans to no reference a material nor show a connection to ROW sidewalk or Parking area proposed. Ensure dimension the path at the minimum 4-feet required.

This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Provide a landscape plan. As of January 1, 2026, via Ordinance No. 12219 (an amendment to the Unified Development Code), landscaping is required for all new single-family residential, middle housing development, and accessory dwelling units. A landscape plan is to be applied directly to the site plan and the instructions were designed to avoid hiring a landscape architect. Here is the instruction link: https://middle-housing-cotgis.hub.arcgis.com/pages/Residential-Landscaping-Code Essentially, one tree will be required in the front yard (1 tree per 1,000 sf of new development, rounded up, which the ADU is), and then required ground cover is to be provided based on the front width of the lot minus the driveway width multiplied by 5 to arrive at the ground cover requirements. Existing landscaping applies towards these requirements (again, please view the link).
Show proposed new trees, including the planting area basin for each (50 sf or 4-radius).
Draw any proposed new groundcover areas.
In the notes, indicate the preferred watering methos and list the tree and groundcover species selected. These are found in UDC 7.6.8.A.3.
Trees need to be planted 5 feet from the sidewalk and 10 feet away from any structure to avoid negative impacts to the foundations by root systems.

2. Two pre-existing (2005) sheds on the east side of the lot are shown in Pima County Pictometry images but are not shown on the site plan. Please either add these to the site plan with their dimensions and heights or provide a note that these have been removed.

3. Submit a response letter that addresses all staff comments as part of the resubmittal package.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
