This site is in the R-3 zone (Unified Development Code (UDC) Article 4.7.12). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6.

As currently submitted with four units on one parcel, this permit will need to be voided as a Residential Addition/ Alteration Permit and resubmitted as a Development Package (DP) Permit. What comes with submitting for a Commercial Addition/ Alteration Permit requires a significant level of information and city review and with that, a Development Package, highlighted here for you to review and consider:

2. COMMENT:

That being said, in strategizing for this Studio-Office addition, zoning is providing information (hyperlink below) to review as your site is currently eligible for this potential change. Keep in mind this is not formalized yet but something to consider as simply waiting until next year could potentially allow to get this project reviewed as currently submitted (Residential alteration) as opposed to the more intensive DP option discussed in Comment #1:

3. COMMENT:

Zoning acknowledges that TC-RES-0625-02979 has also been submitted for this property. This permit, too, should be voided whether or not you choose Development Package route this year or hold out for the potential residential alteration permit review next year.
