Code reference, 2018 International Residential Code (IRC). Site plan: 1. Indicate the location and size of all buildings, utility meters and utility lines supporting the alterations, R106.1.1. Show the utility connections from the utility meters to the pool equipment. Plumbing: 2. Provide total length of the gas line from the meter to the pool heater for code compliance verification, G2413.4.1 & Table G2413.4(7). General: 3. Show compliance with the pool enclosure barrier requirement by including a continuous 5-foot barrier around the pool, ARS 36-1681. The horizontal components of any wall, fence or barrier shall be spaced not less than forty-five inches apart measured vertically ARS 36-1681(B)(2). A single-family residence is a permitted use in this zone (Table 4.8-1). 1. COMMENT: Zoning has reviewed the proposed pool location and has no issue. However, recent aerials show that there are several unpermitted additions to the property dating back to 2020; a shed on the western boundary and a metal storage shed on the eastern boundary. Please provide permit documentation of these additions, add them to this active permit, or apply for a separate permit for the structures. Zoning cannot approve of this permit until the unpermitted structures have been permited. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: revised residential building permit along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
