This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). Floor Plan: 1. Show emergency rescue and egress compliant window or door from the 2nd floor ‘master’ bedroom, R310, R324.6. Structural Plans: 2. The ‘Typical Masonry Wall Detail’ is for a 6’ max height wall. Provide additional details for the 7’ high walls, R106.1. 3. Provide complete design and details, from foundation to the top of the 13x14 beam, sealed by an Arizona registered engineer, R101.6. Include in the calculations any surcharge required by adding the metal gate and framwork. 4. Provide complete design and details, from foundation to the top of the 7’ tall walls, sealed by an Arizona registered engineer, R101.6. Include in the calculations all surcharges required by adding the metal double gate and mechanical door operators. 5. Provide design and calculations showing the C7x12.5 ledger and “Toggle Bolts” have the capacity to support the expected loads, R106.1, R301.1. Provide manufacturer and size of the toggle bolts. 6. Provide calculations showing the C7x12.5 ledger does not cause the masonry framed wall to become unsafe by inserting it into the grout lines, R106.1, R301.1. 7. Sheet A.4 shows a W6X9 beam with a 19’- 8 ½” span. Include this span in the engineered design calculations, R106.1. Electrical Plans: 8. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description for each of the following, E3404.13 & E3706.2. a. Label a double breaker space for future Photo Voltaic on the panel schedule opposite end from the main/supply side, T103.9. Show the future breaker location on the panel schedule. b. Dedicated breaker for gate operators. c. Dedicated breaker for future HVAC installation. 9. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. 10. Show any proposed outdoor light fixtures as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. | 06/22/2023 | Site Zoning | REQUIRES RESUBMIT | FROM: Iman Monshizadeh PDSD Zoning Review Section PROJECT: TC-RES-0623-05901 / additions Plot Plan Review (1st Review) 612 S 6th / C-3 Zone TRANSMITTAL DATE: 06/22/2023 Please resubmit with a detailed response letter, which states how all Zoning Review Section comments were addressed. 1.COMMENT: per Unified Development Code (UDC) 6.6.2.J, walls and fences in non-residential zones may exceed the maximum height of 6’ granted the walls meet the perimeter yard setbacks for the site. As of April 21st, 2023, front perimeter yard setbacks for single family residential developments is 20’ measured from the structure to the property line. Proposed setback is 10’. If current design and setback is to be maintained, a Design Development Option (DDO) will be required to reduce setback dimensions. Contact Mark Castro at Mark.Castro@tucsonaz.gov or by phone at 520 837-4979 for more information regarding DDOs. Alternatively, either the height of the wall can be reduced to 6’ and it will not be required to meet setbacks, or the location of the proposed 7’ gate can be moved back to meet the setback of 20’.
