Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Identify these items as built without permit or provide the installation permit for the existing wall (keynote #9/A2.0 & #3/A3.0). Show the as-built addition with necessary alterations for patio cover connection with an engineer’s calculation, design and seal for a performance compliance with the IRC, R301.1.

SECTIONS - DETAILS:

1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806.
2. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing with a R-38 total valve, R806.5.

PLUMBING PLANS:

1. Identify any plumbing alterations with sizes, 2018 IRC.

MECHANICAL PLANS:

1. Identify proposed HVAC sizes, R303.9.
2. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1 or notate the mechanical plans if system calculations will be provided by deferred submittal.
3. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting.

ELECTRICAL PLANS:

1. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Include bedroom #2.
2. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart.
3. Show at least one wall switch controlled light or outlet in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms, E3903.3. Include the dining area door.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

1. COMMENT: Recent aerial pictures of the property show a ramada like structure that is not shown on the site plan. Clarify whether the structure still exists, and if it does add the structure to the site plan with square footage and height shown. There is no permit history for the structure, but the scope of this permit can be changed to add the unpermitted structure.

2. COMMENT: Per UDC Section 6.4.5.C.1.b, “Where a lot abuts more than one street, the owner chooses which street lot line is the front lot line. From other than the front lot line, the street perimeter yard is ten feet, as measured from the street property line.”

Provide a setback for Storage #1 & #2 to show compliance with the above required setback of 10 feet. There is no permit history for the sheds, but they can be added to the scope of this permit.

If the storage units encroach into the required street perimeter yard setback approval of a Design Development Option (DDO) will be required before zoning can approve.

The DDO process will be required even if the carport is attached to the main house, and still encroaches into the front street perimeter yard setback.
