This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Separate the submitted files with construction plans and support documents in different files. Place page numbers on each sheet of the construction plan set. Field welding requires a special inspection request form for review with the permit plans, R109.2. Provide a certified inspector seal on the form found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Inspections Provide a clear and concise construction plan set. Show the location of all utility lines from property line to building(s) along with required alterations. FLOOR PLAN: 1. Identify the appliances within the Arizona Room, R106.1. 2. Show the location of plumbing fixtures within the bathroom, R106.1. STRUCTURAL PLANS: 1. Provide a complete plan set showing location and size of beams, headers, joist, and fasteners for supporting live and dead structural loads with 2018 IRC prescriptive compliance or provide an Arizona professional stamped plan set showing performance compliance with wind loading conditions, R301.1. SECTIONS – DETAILS - NOTES: 1. Remove the 2015 IBC reference from sheet A0.00. 2. Provide a complete cross-section detail showing type and size of foundation, framing, exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3. Show rafter (truss) to wall connection using (H2.5) ties having a resistance to uplift of not less than 365 pounds, R802.11.1. (City of Tucson Amended). PLUMBING PLANS: 1. Provide complete plumbing plans showing any changes with 2018 IRC compliance, R301.1. MECHANICAL PLANS: 1. Clarify if the heating/cooling facilities is proposed or existing, R301.1. 2. Show heating/cooling facilities in the Arizona room, R303.9. ELECTRICAL PLANS: 1. Designate the circuit number at the location of each proposed light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. 2. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. Provide proposed wiring details showing code compliant device locations and circuit sizes. 3. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 4. Show receptacle outlets (Arizona Room) at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 5. Show a receptacle outlet within 3’ of each lavatory basin in each bathroom, E3901.6. 6. Notate proposed interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16. OUTDOOR LIGHTING CODE Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. 05/09/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0424-02043 1315 N 4TH AV. – NR-1 Arizona Room Addition and Bathroom Extension (1st Review) TRANSMITTAL DATE: May 9, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. 2. The plot plan shall show all structures on site. Based on aerial photographs there are what appear to be shade sails that show up sometime after 2018. Zoning was not able to find approved permit or zoning compliance documents for these structures. Either provide approved documentation or include these structures in this permit. 3. Provide a perimeter yard setback dimension from the proposed bathroom extension to the south property line, minimum setback is 6’-0” or 2/3 the height of the exterior wall, great of the two. COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3). 1. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to construct Arizona room at the northwest corner of the existing SFR and bathroom extension at the southeast corner of the existing SFR. The property fronts on one local streets 4th Avenue. Proposed bathroom extension, based on a wall height of less than 9’-0” the required perimeter yard setback to the setback to the south property line is 6’-0”, proposed setback was not provided.
