Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-RES-0325-01596 – Residential Building – As-built modification and enclosure 4937 S Cherry Av, Tucson AZ 85706 (R-2 Zoning) Site Plan Review – 3rdReview TRANSMITTAL DATE: August 15, 2025 This site is in the R-2 Residence Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Plan review for the above referenced addition has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. SCOPE OF REVIEW: The scope of this plan review covers zoning, use(s), legal description, adjacent properties, setbacks (building or wall heights), dimensional standards, property permitting history, density (units/lot size), and lot calculation (enclosed building and structure, parking, and driveway versus overall lot size) requirements. All code references are to the Tucson, AZ Unified Development Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct the following plot (site) plan sheet as noted in the comments below, along with a DETAILED RESPONSE LETTER indicating responses to the review comments. PLANS: 1. COMMENT: The site plan (A0.0 Sheet) provided is incomplete. a) Provide a site plan that meets the requirements show in the plot plan example at the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example Per the plot plan example: 1) Update site plan to be reflective of information on Pima County’s website. For example, the 45.45’ property dimension does not match the 69.80’ dimension per the subdivision plan. Recalcuate lot size square footage and update lot coverage calculation based on this updated dimension. See https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=20033 2) On the site plan, provide missing Northings and Eastings for East property line (also found in hyperlink provided above. 3) On the site plan, provide missing zoning to the south of the Public Thoroughfare (R-2) and east of the 15’ wide alley (C-1). 4) On the site plan, label the alley as 15’ Alley and update graphic to be a solid line as it is currently shown as a centerline. Additionally, provide missing recordation information also found in the hyperlink above. 5) On the site plan, relabel “public street” to the south of property as Public Thoroughfare. 6) On the site plan, update street side yard setback (graphically and dimension) from 6’-0” to 10’-0” per 6.4.5.1.b (UDC) standard. 2. COMMENT: There is an unresolved Code Enforcement case tied to this property under CE-VIO0325-0002. In the response letter, explain the status and how you plan to resolve this violation. 3. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other the PDSD reviewer comments.
